Default Bay Area: New Earthquake Disclosure for Home Sales

For the first time, Peninsula area homeowners wanting to sell their homes will have to disclose if they live in a neighborhood considered most hazardous in an earthquake (e.g., liquefaction or landslides).

Before I think you just had to disclose if the house was near a fault zone.

To some extent, but an area can be in a flood plane and you might not know it.

However; I think if you are buying a run down shack in the Bay area for something over $1M, do you really need an "earthquake zone" disclosure!

It is different from being in a flood zone because the new disclosure takes into consideration the type of land the homes are built on.

For example, based on the maps, my house is fine but a long row of houses a couple of blocks away is zone'd green for risk of liquefaction. It looks like there is or was a large stream that is now underground. But you cannot tell the difference from the outside since everything is built over. If the home is built on a hill, the maps factors in how prone the area is to land slides based on the type of ground and historical data for land slides.

There is one city around here that is entirely built on a landfill.

This is where the real estate industry falls short. IMHO - Your realtor should be discovering these facts and letting you know about them...but of course, if you don't buy the house, they don't get the commission.

Foster City. It was what they called an engineered designed landfill on marshland that was done back around 1960.

and if I remember correctly, a big portion of san francisco's waterfront is built on landfill.
